The details: 109-2211 W. 2nd Ave. | $365,000 | 460 sq. ft. | Studio, 1 bathThe Condo: It’s an outdoor oasis in the heart of Kitsilano that’s just two blocks away from the beach. This open-concept home is all about outdoor living with an amazing 300 sq. ft. private patio space with gardens backing onto a water feature that will make you feel instantly at peace. Inside, the kitchen is brand new, including cabinets, counters, and stainless steel appliances. The bathroom was recently redone as well to give a more modern feel. The living area is centred by a wood-burning fireplace with a charming river rock mantle. Bamboo hardwood floors run throughout the living area and the built-in Murphy bed folds up to give you more space for entertaining. The Building: Kitsilano Terrace was built in 1976 but shows far better than its age. Recent upgrades to the building include the roof, plumbing, and balconies, so this building is well cared for. As an added bonus, the building has a shared rooftop deck with spectacular panoramic water views that can be booked for private functions. Shared laundry is just 50 cents a load. Rentals are restricted and only permitted after living in the unit for a year. Cats are welcome, but dogs, unfortunately, are not. Secure underground parking and storage are included with the unit (you’ll probably need the latter). The Neighbourhood: Located on the corner of Second Avenue and Yew Street, this condo is quite literally in the heart of Kits. Two blocks to the beach and two blocks to Fourth Avenue, it doesn’t get much better than that—especially in the summer. With Nook, Local, and Cafe Zen at your doorstep, home cooking is optional. Though Whole Foods is right around the corner.Potential Downsides: The interior space is definitely on the smaller side and will require some creativity around storage solutions. Not having in-suite laundry isn’t ideal.Ben Chimes is a partner at Zwick Chimes Real Estate Group
